The data-backed reasons Reading continues to attract investors, professionals and strong rental demand
For property investors, location is more than a postcode.
The strongest investment locations combine population growth, employment, connectivity, rental demand and ongoing investment—creating an environment where people want to live, work and rent.
Reading brings these fundamentals together.
Located in the heart of the Thames Valley, with major multinational employers, direct links to London and billions of pounds of ongoing development, Reading has established itself as one of the South East’s key property investment towns.
For us, it is also the market where we focus our high-end HMO, serviced accommodation and property development strategy.
Reading has a population of approximately 182,907, with population growth of 11.9% over the period highlighted in our investment research.
More importantly for property investors, Reading has a highly economically active population, with around 84.2% economically active.
That matters because population growth alone does not create a strong rental market.
Reading provides that reason through its employment base, business infrastructure and proximity to London.
The result is a large pool of people looking for somewhere to live—from young professionals and corporate employees to contractors, relocating workers and business travellers.
Reading combines relatively high property values with a strong rental market.
Our investment research highlights an average house price of approximately £347,000, alongside 15.4% house price growth over the period analysed and a 7.4% increase in average rents year-on-year.
Current ONS data continues to demonstrate the strength of the rental market. The average private rent in Reading reached £1,573 per month in July 2026, while four-bedroom-plus
properties averaged £2,352 per month.
For investors, this creates an important distinction.
We are not simply looking for areas where property is cheap.
We are looking for areas where there is sustainable tenant demand and an opportunity to create higher-value rental accommodation.
That is particularly relevant to our focus on professionally designed HMOs and serviced accommodation.
Reading’s location is one of its biggest investment advantages.
It provides direct rail connections into London and sits strategically within the Thames Valley, with strong road connections through the M4 and M3 corridors and access towards Heathrow.
Reading Station is one of the UK’s busiest stations outside London and historically handled around 17 million passengers annually, plus around 4 million interchange passengers before
the pandemic.
The Elizabeth Line has strengthened the connection further, allowing passengers from Reading to travel directly through Central London and onwards towards Canary Wharf and Abbey Wood without changing at Paddington.
Connectivity expands the potential tenant pool.
For a professional working in Reading, the town offers the ability to live close to work.
For someone working in London, it provides a practical commuter location.
That flexibility supports rental demand.
Reading is not simply a commuter town.
It is a major employment centre in its own right.
Global companies including Microsoft, Oracle, Cisco, Huawei and Vodafone have established operations in the Reading area, supporting a strong professional and managerial workforce.
Our investment research identifies approximately 59% of Reading’s workforce as being in professional or managerial roles, with an average salary of around £54,200 in the figures used in our presentation pack.
This is particularly relevant to our investment strategy.
We don’t simply build rental accommodation.
We create accommodation for the people who drive Reading’s economy.
For high-end HMOs, that means focusing on tenants who value quality, privacy, location, convenience and professional management.
For serviced accommodation, it can mean targeting business travellers, contractors, relocating professionals and corporate guests.
Reading is continuing to evolve.
Significant developments are reshaping the town and creating additional employment, housing, retail, leisure and transport infrastructure.
The landmark Station Hill regeneration is one of the most significant developments in Reading.
The scheme represents an investment of around £750 million, with a major mixed-use development immediately adjacent to Reading Station.
The development is continuing to expand. In August 2026, planning permission was granted for a further residential phase providing 600 additional private and affordable homes, alongside retail, leisure and public-realm improvements.
Green Park has also benefited from significant investment, with the opening of Reading Green Park Station improving connectivity to the expanding business park and surrounding development.
South of Reading, Shinfield Studios has become a major new economic asset.
The facility is now fully operational, with 18 soundstages, including two of the UK’s largest, creating a new destination for major film and television productions.
These developments matter because investment in infrastructure and employment can contribute to long-term demand for housing and accommodation.
One of the reasons we focus on Reading is the breadth of opportunities available.
Our strategy is not limited to one property model.
Our focus is on creating premium professional HMOs designed to generate strong rental income, with our existing investment model targeting 11%+ rental yields, up to £900 per room and 96%+ occupancy where the individual project fundamentals support those outcomes.
Reading’s business and commuter economy also creates opportunities for professionally operated serviced accommodation.
Our presentation pack highlights £68–£80 per room in the town centre, direct-to-vendor professional bookings and 80%+ average occupancy across the relevant model.
For development-led opportunities, Reading can also provide potential for commercial-to-residential conversions and other value-add projects, particularly where planning knowledge and local development expertise can identify opportunities that conventional investors may overlook.
The strategy is therefore not simply:
Buy property → wait for prices to rise.
It is:
Identify the opportunity → create value → improve the asset → optimise income → refinance, hold or sell.
When you put the fundamentals together, the investment case becomes clear.
A growing population.
A strong employment base.
High-earning professionals.
Consistent rental demand.
A major commuter and business hub.
Excellent London connectivity.
A proven track record of house price growth.
Major regeneration and infrastructure investment.
Multiple routes to create value through property.
And importantly, this isn’t just a story about future potential. Reading has already demonstrated long-term capital growth, with average property values increasing over the past five years.
Individually, each factor is compelling. Together, they create the kind of market we look for when identifying property investment opportunities.
We don’t invest in Reading simply because it is close to London.
We invest here because the people, businesses, infrastructure and ongoing investment create the foundations for sustained property demand — with a proven history of property value growth.
Our role is to identify the right opportunities, apply the right strategy and create properties that meet the needs of the market.
