Buy. Refurbish. Rent. Refinance. A practical guide to value-add property investment in Reading — from finding the right deal to creating a finished rental asset.

That's the thinking behind BRRR: Buy, Refurbish, Rent and Refinance.

For experienced property investors, the strategy offers a structured way to identify underperforming properties, create value through refurbishment and develop income-producing assets. But the strategy only works when the purchase price, refurbishment costs, rental income and end value make sense together.

At Reading Properties Group, this aligns closely with our approach to value-add property investment in Reading, combining property sourcing, deal analysis, refurbishment and rental strategy.

What Is the BRRR Strategy?

BRRR stands for:
Buy → Refurbish → Rent → Refinance
The process is straightforward:
1. Buy a property with value-add potential.
2. Refurbish or convert it to improve its condition, layout or use.
3. Rent the completed property to generate income.
4. Refinance based on its new value and applicable lending criteria.
If the project performs as planned, refinancing may allow an investor to recover some of the
capital originally invested and potentially use it towards another property — often referred to as
capital recycling.
However, refinancing is never guaranteed. Valuation, rental income, loan-to-value limits, lender
criteria and the investor’s circumstances all affect the outcome.

A property isn’t automatically a good BRRR opportunity because it is cheap or needs work. The
key question is:

When assessing a Reading investment, factors can include:

This is why property sourcing and deal analysis are fundamental to the BRRR process.

Refurbishment isn’t simply about making a property look better. It should support the investment strategy, intended tenant and financial model.

For an HMO, this could involve reconfiguring layouts, creating additional bedrooms or en-suites, improving communal areas, upgrading kitchens, completing building services and meeting relevant safety requirements.

The objective is to balance cost, specification, rental demand and long-term performance.

A beautifully finished property can still be a poor investment if the refurbishment costs are excessive. Likewise, cutting costs too aggressively can make it harder to attract the intended tenants.

Once the refurbishment is complete, the property needs to perform in the real rental market.

For a professional HMO, that means creating a property suited to the target tenant — from bedroom specification and furnishings to communal spaces, connectivity, storage and overall presentation.

Reading has an established employment base, transport connections and professional rental market. However, local average rents should only be a starting point. A successful BRRR project depends on the rental potential of the specific property.

Once the property is completed and operating as intended, the investor may explore refinancing.

There is no universal formula guaranteeing an HMO valuation. The refinance should therefore be treated as an objective to work towards, not an assumption.

A Simple BRRR Example

Consider an illustrative Reading property, for instance our recent project in Curzon:

CURZON, READING RG30 1DA

Purchase Price

£300,000

Acquisition Cost

£13,000

Project & Build Investment:

Turn-Key Service Fees

£33,150

Professional & Statutory Fees

£10,200

Refurbishment & Build Costs

£180,000

Final Fit-Out & Furnishings

£30,000

Estimated Current Value (GDV)

£650,000

Gross Monthly Rental

£5,250

Total Start-Up Cost

£253,350

Estimated Amount Refinanced/Mortgage Redemption: £208,296.77

The amount actually available to the investor depends on existing debt, lender criteria, affordability, rental coverage and other costs.

The numbers need to work before you buy — not after the refurbishment is complete.

BRRR Is About Creating Value — Not Just Buying Cheap

The strongest BRRR projects bring together purchase price, refurbishment, finance, rental income, valuation and exit strategy.
A property can be below market value and still be a poor investment. A refurbishment can increase value but remain uneconomical if costs are too high.

At Reading Properties Group, we assess the property and investment case together, considering whether BRRR, HMO, Serviced Accommodation or another strategy is appropriate.

Is BRRR Right for You?

BRRR can suit investors looking to take a more active approach to property and potentially recycle capital into future projects. But it isn’t right for every investor or every property.

The strongest projects start with a clear strategy, realistic assumptions and a property that genuinely fits the plan.
